Immaculate stone village house over three levels with comfortable and spacious accommodation and wonderful outside courtyard and land.
The house has undergone a careful restoration to produce an easy living space combining rustic charm with modern comforts. The house is entered into through a stunning courtyard with pergola and outside kitchen, into a large living room, full of light, which allows for easy inside/outside living. The simple kitchen is well equipped and also on this level is a double bedroom, a single bedroom, a bathroom with shower and a second bathroom with shower and laundry area.
Upstairs there are two large double bedrooms with wonderful views and a large loft area which offers potential.
Downstairs (with independent access from the village lane) is a second large living area and two single bedrooms and a shower room.
The house offers immense character and charm as many of the original features have been retained. There are original wooden staircases, exposed stone, wooden beams and superb views from every window. There is a large wood-burning stove in the main living room. The central heating is with radiators from a pellet stove and from solar panels. The hot water is from the pellet stove, solar panels and from an electric water heater.
There is an outbuilding with three rooms which offers additional potential to be restored to offer a separate guest unit. An outbuilding on the courtyard is used for storage of garden furniture and equipment.
The land covers over 5,000 sqm on a sunny hillside, with a flat area where the swimming pool is (8m x 4m) and a building used as a changing room and where there is a sauna under construction. The area around the pool is decked and there is a pergola offering shade.
There is a short walk (2 mins) from the village parking to the house.
This property has an excellent rental record over the summer months.
The house is set among the pretty cobbled lanes of a typically Tuscan village. The views of the mountains and the countryside are stunning. Close to the village is the town of Fivizzano, a medieval walled town with a central cobbled piazza which is often referred to as the Florence of Lunigiana. The bustling town hosts many cultural events over the summer with concerts in the piazza and reenactments of medieval parades. With its musical heritage the town also attracts international musicians during the annual folk music festival. There is a hospital and a number of shops, supermarkets and restaurants in the town. The central Medici piazza offers a calming place for a morning coffee.
Lunigiana is a magical part of Tuscany. The hills that encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are very inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hours’ drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.
Distances: Fivizzano 4 km, Aulla (autostrada, trains) 15 km, Lerici (beaches) 30 km, Cinque Terre 40 km, Parma 90 km, Lucca 90 km, Pisa (airport) 100 km.
