Full Description

Modern three bedroom villa, (200 sqm) of striking design, with swimming pool, set in a breathtaking location with stunning views.

The villa is approached through an electric gated entrance to ample parking.

The large entrance hall has glass on two sides with a great feeling and connection to the outside. The living area is semi open-plan with a large living room, featuring a fireplace and picture window, through to a bright dining room and well-equipped kitchen, with stone work surface. Off the kitchen is a covered portico for shaded outside dining. Also on this level are two large double bedroom and two bathrooms, one with shower. From the bedroom area is another shaded covered portico for relaxing in the shade.

Upstairs is a large attic area with a very large room (currently used as a bedroom) which has a large terrace off. Another two rooms are on this top level.

Below the house, on the lower ground floor, is a large workshop and 'cantina' room used for storage.

The villa is fitted with all modern appliances and systems. There is underfloor heating (gas boiler), solar panels for hot water, a perimeter alarm system, electric gates and a centralised vacuum system.

Outside, very accessible from the villa, is the pool area, with a lined pool with steps, of 13m x 5m which is decked in oak. The land is manageable at 4,000 sqm.

The hilltop setting and 360 degree views are quite breathtaking.

Situated just 8 km from a small town with shops, bank, supermarket and train station (to Lucca and Pisa) and 15 km from Fivizzano

Fivizzano is a medieval walled town with a central cobbled piazza and is often referred to as the Florence of Lunigiana. The bustling town hosts many cultural events over the summer with concerts in the piazza and reenactments of medieval parades. With its musical heritage the town also attracts international musicians during its annual folk music festival. There is a hospital, shops and restaurants in the town. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage but for lovers of the coast the sea is only half-an-hours' drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hours' drive.
